Terms & conditions.

The rules for booking and staying in an Art de Vivre rental. Plain language, signed by every guest before arrival.

1 · Opening hours

When you can reach the office.

Monday to Friday, 9 am to 6 pm. Saturdays, 10 am to 5 pm. Office phone: +55 21 975 100 656 or +55 21 97090-9740. Outside these hours we are reachable 24 hours a day on the WhatsApp numbers above.

2 · Reservations

How to confirm a stay.

To validate a reservation, our guests send proof of payment and the following details:

  • Full name
  • Date of birth
  • Identity or passport number
  • Address, neighbourhood, city and zip code
  • Telephone
  • Email
  • Time of entry to the property (and flight number if arriving by air)
  • Departure time from the property
  • Name of other guests, if any
3 · Check-in

How arrival works.

Standard check-in is between 3 pm and 7 pm.

The guest is obliged to inform us of the arrival time and a contact number; without this, check-in cannot be carried out. Please call our check-in team by email or WhatsApp up to thirty minutes before arrival at the property. After that call, one of our team will meet you at the entrance of the reserved property.

If you arrive before our official 2 pm window, you can leave your luggage at our office during opening hours. If the apartment is available and you want to guarantee an early check-in, we can arrange an arrival between 6 am and 2 pm for a fee of 50% of the daily rent, paid in advance.

For check-ins between 10 pm and 6 am, the rent equivalent to the previous night is charged.

4 · Check-out

How departure works.

Standard check-out is between 8 am and 11 am.

An ADV team member will meet you at the apartment at a time scheduled in the rental agreement, to inspect the property, collect the keys and return your security deposit.

For early check-ins or late check-outs, luggage can be stored at the building's reception or in a dedicated area of the property. If the property is available and you only want to leave between 11 am and 4 pm, a late check-out fee of 50% of the daily rent applies, paid on arrival.

For check-outs after 4 pm, the next day's rent is charged. If you do not check out at the agreed time, after a 30-minute grace period this may generate a fine and a breach of the rental agreement.

5 · Changes & cancellations

Reservation changes.

In the case of cancellation or no-show, the reservation deposit is not refunded. There will be no refund of rent or deposit if a guest decides to leave the apartment before the end of the stay. Changes to booking dates are only allowed with written confirmation from ADV.

ADV has the right to immediately terminate the rental agreement, without refund of amounts paid, in any of the following cases: the total number of occupants exceeds the maximum stated in the listing, disturbance of the peace in the neighbourhood and/or breach of condominium rules, organisation of parties, consumption of illegal drugs, pets without our written permission, or failure to pay the full rent or security deposit.

If the property has an internet connection or cable TV, ADV assumes no responsibility for connectivity problems or inconveniences resulting from these services. They are provided by telecommunications companies and are beyond our control. There will be no refund of rent in the event of disruption to internet or TV signal.

6 · Guest responsibilities

What guests agree to.

The guest assumes full responsibility for the rented property and for any item belonging to the condominium. The same applies to other residents and visitors. The guest and all occupants of the apartment, as well as visitors, must comply with the condominium regulations and rules. Fines imposed by the condominium for non-compliance are paid immediately by the guest, and may also lead to early termination of the rental agreement without refund.

7 · Visitors

Bringing people over.

Many condominiums do not allow the entry of visitors. Please contact us before booking if visitors are expected, so that we can suggest a more suitable property.

Some reservations do not include electricity and gas consumption — check your rental agreement. Where utilities are billed separately, the guest pays the bills for the period of their stay at check-out, or after each month if the stay is longer than 30 days.

8 · Services & tours

Concierge bookings, once confirmed.

Any service confirmed with ADV by written confirmation or by payment cannot be cancelled once it has been booked. This includes à la carte requests, in-residence catering, excursions and activities.

When these services are planned and confirmed, ADV acts as your agent on your behalf, and you are responsible for paying ADV. Please be aware that postponing an activity is the same as cancelling it and making a new booking. For example, if you book and we confirm a private chef on Friday, then ask to reschedule to Saturday, you will be charged for the cancelled Friday service and the Saturday chef service (assuming we can arrange one).

You agree to these terms by completing the rental agreement provided by ADV before reserving your residence, and agree not to dispute change costs and/or cancellation fees with Visa, MasterCard, American Express, Discover or any other card company.

9 · Accommodation cancellation

Refund policy.

There are no refunds after the booking deposit has been paid, regardless of the reason stated by the renter, except where the conditions and terms set out here are met.

The renter forfeits the entire amount of the reservation if the contract is terminated solely due to the fault of the renter and less than 60 (sixty) days remain before the start of the contract. If the contract is terminated more than 60 (sixty) days before its start, ADV will refund 50% (fifty per cent) of the total amount paid.

10 · No-show

If you don't arrive.

The renter forfeits 100% of the amount paid and forfeits any refund claim if they do not show up on the scheduled arrival date.

In any of the following events: (a) bankruptcy or the start of legal or extralegal recovery proceedings; (b) fire or earthquake; (c) any fortuitous event or force majeure, this contract may be terminated in court, regardless of judicial or extrajudicial notification and without right to compensation.

11 · Forum

Jurisdiction & signatures.

The Parties elect the Forum of the District of Rio de Janeiro, State of Rio de Janeiro, to resolve any issues or controversies arising from this Agreement, to the exclusion of any other, however privileged it may be.

Being thus fair and contracted, the Parties sign this Agreement, in 2 (two) copies of equal form and content, in the presence of 2 (two) undersigned witnesses, so that its legal effects are duly produced.
